Price It Right!


An overly aggressive pricing strategy rarely pays off. If you're selling your home, be aware that overpricing will...

1. Eliminate buyers who are looking for a home like yours. Many qualified buyers don't even look at homes above their price range.
2. Discourage buyers from submitting an offer. If your price is unrealistic, buyers will feel you're not motivated to sell.
3. Help sell your competition. Buyers will feel that other, more competitively priced homes are better values.
4. Result in an offer far below your asking price. If it has been on the market for a long time, buyers will feel that your home is priced too high or has "problems" that make it unattractive to others.
5. Increase the risk of having a contract fall through. If your home does not appraise at the contract sales price, your buyer may not be able to borrow enough to proceed with the sale.
6. Cause you to become discouraged with a long, unproductive listing time. This may leave your moving plans on hold indefinitely.

An experienced real estate professional knows that pricing a home correctly is one of the most important factors in bringing about a sale. A new listing receives the most activity during the first three to four weeks, so be sure to price your home properly from the outset.
